4. How do you compare yourself to other builders? What are the most important benefits of the homes you build?

Our goal is to make – building your custom dream home – a rewarding experience. From selecting your home plan to choosing your kitchen cabinetry, master bath and shower, lighting, we want you to have the best … and enjoy the process. We work with quality suppliers with showrooms and have an array of products to choose from.

The designers of our home plans have won numerous awards including 1st place in category of “Luxury Custom Homes” and 22 other awards in AIBD competition.

We satisfaction-guarantee all our products and services. Our workmen are accountable to our Standards of Excellence … and when it comes to integrity, we will do the right thing even when it costs us.

5. What type of warranty do you offer?
  1. Structural warranties – 10 years
  2. All other warranties – 1 year
  3. Additional warranties available for purchase

All major appliance suppliers offer manufacture’s warranties.

6. What are the major energy-saving features of homes you build?

To help you save money and the environment, we provide these energy saving options:

  • Spray Foam Insulation – Reduces air loss. Saves money from your heating cooling bill
  • Energy Efficient Windows and Doors – reduce heat/air loss
  • Conditioned crawl spaces and attics – prevents extreme heat and cold, which reduces energy consumption
  • Energy efficient appliances

7. Do you build only from home plans you supply? Or can I provide my own set of plans?

We have hundreds of plans to choose from. Search our home plans. We can also build to your set of plans. We’ll modify any set of plans to your liking. We also have preferred architects/designers upon request.

8. Who will oversee the construction of my home? Who should I contact with any questions I may have?

A superintendent will oversee the progress of your new home. Green Branch Construction will provide a welcome packet including your point of contact’s information. You will receive regular updates regarding your home’s progress.

9. How and when can I make changes or upgrades before and during construction?

Detailed preplanning on your part will help ensure your final construction cost remains in budget. We will help guide you. That’s what we’re here for.

Redline meeting – In this meeting, you have the opportunity to make desired modifications to the structure. You can make changes any time during construction, however the changes you make upfront are cheaper than if you wait.

Selection meetings – Here, we discuss your home’s finer details: veneer, kitchen cabinet style, hardwoods, upgrades, etc.

10. What is a change order? What if I want to make a change during construction?

A change order is any change you initiate after documents are signed and project is underway. All change orders must be paid prior to working on the change. Important to note: change orders will increase cost and add time to the completion date of construction. Solution: Add some padding in your loan for these contingencies and you won’t need to come out of pocket.

11. How and when will the final price for my home be determined?

We estimate an initial price based on your desired square footage and other variables. However, the final price of your home is determined once everyone is satisfied with location, lot size, plans, home size, upgrades and other decisions. Once we navigate through the personalization process, we offer the purchase agreement. Note: Changes you make to your home, after agreement is signed, will add cost and may move targeted finish date. Therefore, we recommend adding a buffer to your bank loan to account for upgrades and other change order expenses.

12. How often (and when) will I have access to the home during the building process?

Anytime. Visit your new home as often as you like. Your designated job superintendent will communicate with you for final walk through.

13. How long will my home take to complete?

It depends on the size and the scope of your home selection.

Estimated time frames:

  • Up to 2000 square feet – 4-6 months.
  • From 2000 square feet and up – 6 months to a year.
  • Time frames can vary based on weather, change orders, etc.

14. What's your process for inspection at key points of construction, at final walk-through, and to address any matters that need to be corrected or finalized?

Our superintendents make inspections regularly. We’ll communicate with you as key points of construction have been completed. The city inspector will also make regular visits. Our lender will also send inspectors to monitor progress.

Examples of key points of construction are:

Foundation, Framing, Trade (Plumbing, Electric, HVAC), roofing, siding, insulation, sheetrock, trim, painting, flooring, cabinetry, appliances, final hardware.
